Construction Documentation Phase
The Construction Documentation phase completes in detail the requirements for permitting and construction of the project. Floor plans, enlarged plans, wall sections, ceiling plans, power/lighting plans, finish schedules, window and door schedules, elevations, details, and written specification notes are added and refined to further establish the types of materials and systems required for the project. Mechanical, electrical, plumbing, fire protection and other building systems are integrated into the architectural envelope and conflicts are resolved. In larger buildings, communication with the system designers and engineers is expanded to insure a comfortable fit within the building, or request an equipment layout revision, or modify the building design if necessary.
A completed set of Construction Documents is the proper tool for the solicitation of construction bids. It is possible for the architect to assist with the bidding and contractor selection processes if the owner has not already selected a contractor.
